Why would you drag out a closing of a property?

Always, always close as soon as possible.  Help your buyer/seller get their ducks in a row.

After all, there's a Mack Truck following all of us and an unsold home is not always welcomed by our "heirs and assigns".

Why would you drag out a closing of a property? Let's say, when the buyer made the offer and needed to get a loan, the lender suggested 45 days to closing, just in case. But what if everything goes along swimmingly, and you can close a couple of weeks early? Wouldn't you want to?

1. If you are the buyer, and the loan has come through, you would want to close as soon as possible.

2. If you are the seller, you certainly want your money as soon as possible, wouldn't you?

Here are some compelling reasons why you WOULD drag it out:

1. You are trying to move out of one house straight into another.

2. You have paid the rent for another month.

3. You are doing a 1031 exchange.

4. You have a tenant who won't move early.

5. For tax purposes.For example, it's the end of the year and it makes a difference if you close in THIS year or NEXT year.

OTHER THAN THOSE, WHY WOULD YOU NOT CLOSE EARLY?

If you are my client, I don't drag out a closing unless you tell me to. I see absolutely no reason to dilly dally. Why? Because things change. One or the other principals can get cold feet, or the fates step in with something more drastic. Finances can change, health certainly can change, or accidents happen. Something to think about. If your escrow was canceled for any reason, you would have to start from scratch, and that can hit you in the pocketbook.

Lenn, I have seen so many things go wrong waiting on a delayed closing. I have even had a buyer lose a job and marriages fall apart and buyers get excited and go buy furniture and become disqualified. I like to see how fast a lender can get one closed. I have one sale that the lender got on Monday and he says he will have it closed in two weeks. I believe he just might do it.

I agree 100%.  If the lender says he can close in 30 days, that's what we write.

If he says 20 days, that's what we write.

Lenn, I am with Debbie Reynolds on this. I've seen so many things go wrong when a closing is delayed. Too much can happen and it often does. Closing on schedule or sooner is always my goal.

Kathleen.  We have a firm closing date in our Contract of Sale.  However, it says on that day or before if the parties agree.

Debe.  You bet.  Horrible things can happen if there is any delay.  Cold feet on the part of buyer OR seller, I've seen that.  More time for buyers to want access to show friends or relatives, EEEKKK.  Just get it closed.
