Advice for Sellers About Waiting for the Spring Market- DON'T!

 

We are almost in the 4th quarter of 2014- the home stretch  of 2014. I can't tell you how many "sellers" I've talked to over the last 2 months who have said "I'm going to put my house on the market next year/spring." My typical response is "why are you waiting?"

I live in the North East, Rhode Island specifically and every year the talk of the spring market gets buyers, sellers & Realtor's excited. Typically, homes for sale start going on the market in April and sell over the spring or summer then the market starts to wane in September. Most behave as if real estate is a seasonal event/job. I'm here to say it is NOT!

I sell real estate 12 months out of the year, not 4 or 6 months, but 12. I always have buyers needing to find homes. I can't have them hold off until the spring market. I'm here to tell all sellers that homes still sell after the spring market ends.

Here's my advice for all sellers. Don't wait for the spring market! A great time to get serious buyers and serious offers is before or after the spring market. Be a BIG fish is a small pond, and stand out from the crowd. Your competition is lower as well.

If you don't have to wait until next year to put your home on the market that's great. As a buyer you a in a good position, as there is less of a chance of a home being "snatched up" before you get an offer in. To me it's a Win-Win situation. Talk to a local Realtor who knows your market.  Become informed for your own benefit.

Very true!

The market has slowed here, but the sellers are still receiving acceptable offers.

Buyers need to purchase when they need to purchase. My husband and I have bought most of our homes in November, December, or January. And, just this past year I sold my home in December within 10 days and it has a swimming pool. There is always a buyer for a home that is priced well and in good condition no matter what time of the year it is.

Shannon- I love it when buyers buy a home in the winter with a pool. They are thinking ahead to summer parties!

Heidi we are in an opposite climate so there is no talk of waiting until spring to sell a home.  It's an odd concept to me and always has been. If one is ready to sell, the home is in good condition and priced correctly it will sell regardless of what month it is.  With that being said we do have some clients that are waiting for other reasons, mainly jobs and transfers - But not a 'season"!!!

Couldn't agree more.  Why wait for the time of year when everyone and their brother will list?  Buyers are out there now.

Anna- I couldn't agree more about a seasonal market. It is an odd concept, but it happens here. There are even real estate agents that help perpetuate it!

Chris Ann- I make it part of my job to educate sellers about the year long real estate market. Waiting until the spring makes no sense at all.
