Improve Home Prior To Showing

Sometimes when home buyers are touring homes they see things that could be improved with minimal effort and cost to the seller.  As a seller, you need to be aware of these types of improvements, and consider taking the necessary action to correct the situation prior to putting home on the market.  One way to do it, start with the outside and make a checklist of things that need to be completed, such as: mowing the lawn, trimming bushes and trees, painting the house, stain or paint front door, making sure gutters are property attached to the house, removing garbage cans from the front of home, repairing fence, checking roof for any damage shingles, removing excess items in backyard, repairing deck and patio, and making sure swimming pool is clean and in good operating condition, etc.  Next make a check list of things that need to be completed on the inside of the home, such as: check all areas of house for leaks; remove clutter in home in storage areas, on walls, excessive furniture, and closets; make sure walls and ceiling are clean and have been recently painted; windows are clean; insure you have clean air filters installed; all windows are functioning properly; updated light features with working light bulbs; insure that air conditioner, furnace, water heater, kitchen stove, microwave and dishwasher are clean and working properly; insure that floor covering is clean and in good shape; make sure all smoke and animal odors have been removed, and finally do not have valuable possessions visible, recommend storing these items at another location.  Once you have complete the above tasks have your realtor provide you with professional stager to recommend the best way to stage your home so it will have the greatest market appeal.  The last step before putting the home on the market, have professional quality photos and virtual tour taken of your property.  This will be a great benefit in attracting potential home buyers to your property.
