The complex spans on square block between Livingston Ave. and Rutherford Ave. in White Plains, NY with units on 300 Mamaroneck Ave. and 31 Greenridge Ave. Jefferson Place is located a scant half -mile from Trump Tower, the Ritz Carlton and the White Plains City Center.  The city side - facing Mamaroneck Ave. is an eight-story urban mid-rise with a sophisticated brick façade. The façade reflects the growing urbanization of the city and is just steps away from all the shopping and dining that downtown White Plains has to offer. The suburban side of the complex on Greenridge Ave. gives a bow to the Highlands community where it resides. As such, it is no bargain.  But - it offers convenience, luxury and perks at a lower price than can be had at the Ritz Carlton or Trump along with a prime location less than 0.5 miles from City Center and the heart of the downtown.  The Ritz Carlton, Trump, and One City Place are clearly visible from the street at 300 Mamaroneck Ave.  Among other things, Jefferson Place offers on-site parking (you can buy an extra space), laundry in each unit, central air conditioning,  a 24-hour concierge, a workout room with state-of-the-art  equipment, a media room and a business center. 

The units are beautifully appointed with granite countertops, and new appliances and luxury baths.  Luxurious master suites and more than ample closet space. The living room areas sport hard-wood floors with carpeting for the bedrooms.  With such ample space in the closets and baths, the only drawback is that the living space is smaller than some would like it to be.  But if you like the pared down look, there is ample space in the closets to hold all of your things without having a lot of extra furniture to supply storage.

The Cost of Living:
Over the past six months there have been four sales ranging in price from $380,000 for a 1 BR/1 BA unit of 689 square feet to $585,000 for a 2BR/2BA/home office unit of 1243 sq.ft.

So, for a 1 BR/1BA unit with 20% down payment, and a 30 year fixed mortgage at 6% results in an average monthly payment of $1790. Taxes with a single STAR run about $260 a month and monthly common charges average $385. After tax deductions the overall outlay would be approximately $1800 a month assuming the 28% marginal rate. This is more than comparable to luxury rentals with similar square footage. With rentals rising rapidly, purchasing will save you money and allow you to build equity.png

I like to see Pet friendly.  I have two dogs myself.  I live in a big dog lovers area so I couldn't imagine anywhere not allowing pets.  In Key West you can even bring your dog to most restaurants.

These are some nice looking units - and it's nice to see that there are pet friendly places...pets are a part of the family and in fact, the only family for some....and more important than family for others.  ha ha

Hi Gary -

It's RARE around here!  I am trying to build a list of sorts.  But people who want to have a dog have a tough road to hoe around here.  Tons of hoops and very few options.  It can be very frustrating because the buyers are eager for CHOICES!  Sometimes I only have one unit! And its take it or leave it - literally.  The come in in drips and drabs - which is not what buyers want.  They want to see 10 units right away - not happening most of the time.  Buyers in this situation have to be very, very flexible - which in a buyers market they generally aren't.  But that's the sacrifice they have to make to keep their pet.  I can find almost anyone a unit - but they MUST take each unit I show them under serious consideration. It's a "make it work" situation for them and if they don't have that attitude - its a no-go. I've learned that with so few options, the buyers must be willing to sacrifice or they will never close.  So I burn through a lot of prospects  because they aren't willing to make the sacrifices they need to.  Now, they shouldn't HAVE to be this way, but I can't change the reality with what it would be in a fair and just world.

I have my own dog family.  I'm single and yes, they are VERY important to me - but so is my human family!  The pets are very easy in comparison - they ALWAYS agree with my point of view.  They LOVE my blog - and think I'm an outstanding agent!  Around here it is very hard to find anything pet-friendly.  From what I have seen of your area, its mostly single family - so I guess the issue doesn't come up so often.  Could be wrong though.

yes, Pets are a way of life in the sticks - er, rural part of PA.  I know it's not as easy in more urban settings.

Sometimes the "stick" or "rural" locations look pretty good.  I've always been a city dweller - but as our city grows and becomes more like mini-me Manhattan (heck we even have a BALL DROP on New Year's Eve)  I'm growing less enchanted.  White Plains has a lot to offer, but they need to work harder on preserving Mom & Pop businesses and unique boutiques and old fashioned pharmacies restaurants and hardware stores etc...I think we will make the right decisions in the future, but if we don't, we could become one giant high-end mall that looks like Anytown USA.

Hi Ruthmarie,  We have several "pet-friendly" condos in the Seattle.  We are very dog friendly here--I even list the dog parks in Washington State on my website.

Hi Jefferson,

We can find a way to do this, but I can't have people posting phone numbers and contact information on my blog.  A great deal of time and energy and money has been put into putting this blog together for the purposes of generating business.   If you look at the entire site, a tremendous amount of work has gone into it and a FSBO posting his data like its Craigslist will only cause me to LOSE business, not gain it. So I had to take down the post.

I'll call you tomorrow and we will find a way to post your unit that works for both of us.  I know the type of unit you are in... Pictures are also a good idea - particularly since you are selling furnished.

There is one off South Kensico Rd. which is off Westchester Ave.  If you go down Bloomingdale Rd, Turn R @ westchester Ave. and turn L at South Kensico  Rd and  the first R onto main.  Keep following the Rd. and the park will be on your RIGHT.

 

There is a new park in Greenburgh off Dobbs Ferry Rd. I haven't been there - keep meaning to go - I've heard good things.

I like the park in Sleepy Hollow.  But that's a trip and you need a permit. However, its one of the best run dog parks out there.  The routes vary, but the  dog park is in  Kingsland Point Park of  Sleepy Hollow.
