You think you understand how much liability is involved with being a real estate agent, after all you made it through your pre-licensing class. You learn the laws, the regulations and sometimes the standard of practice...if you're lucky and you got your license. But you don't fully understand how much liability is involved until you have a client who has money at risk.
It's Not a Good Feeling
Nothing can make you lose your appetite, have your stomach churning or keep you awake at night, then the mere thought of your client losing thousands of dollars because of something you did or didn't do. You question your ability as an agent, you wonder if your client will sue you, and in some cases you wonder if you will be reported to the real estate commission. Just as you are beginning your career, it could be ending. It's not a good feeling.
Who Wants to Lose Money?
Being a real estate agent is a serious job. It's odd that I have to make that statement, but I think it needs to be said. Real estate agents help people buy and sale what could possibly be there greatest asset. They worked hard for that earnest money deposit and I don't care how much or how little it is, no one wants to lose their hard earned money.
Real Estate Agents Are the Experts
Consumers look to us for guidance. We are supposed to be the experts. We should be able to tell them and advise them on how NOT to default on a contract. Explain the process in detail at a sit down meeting and review the process throughout the process because there is no way they can remember everything. Make the assumption that they don't know. You can't control them making bad decisions along the way, but at the very least, tell them what they should or should not do to protect their money.
