Professional Photography when selling your Aliso Viejo Home

I see this topic comes up a lot about the use of professional photography.  I personally utilize a Canon 60D with a wide angle lens, external flash, but find I cannot process the photos the same, so in my opinion, it is completely worth it to me to utilize a professional photographer.  For my listings, I do utilize a professional. 

Some of the benefits of utilizing a professional photographer:

  • Stage all of the photos for the property. I am very lucky as the photographers I utilize allow me to stage every shot and have the patience with me to do so. What does that mean to stage the shots? Move furniture, move electrical cords, stage items on kitchen counters, place wine glasses, etc.  We have even moved living room rugs, because it makes the room appear to be more open.
  • Professional photographers truly have an eye. I believe they can see they and make great recommendations to ensure a fabulous shot. It truly is a team approach!
  • Processing the photos . . . in my opinion, their ability to process the photos makes all the difference. Clear, fabulous color, etc!!

How this benefits YOU!!!

  • The property for sale will appear in the best possible light on the internet and in print for buyers, and agents who have buyers. 
  • Potential buyers will look at the photographs and all of the different rooms and outdoor spaces to gauge a visualization, and view the virtual tour also.
  • Professional photography helps to showcase the items that stand out in your home - do you have a chandelier outside? Is the landscaping new? These details are showcased and it benefits you. It shows the architectural details, and the highlights of the home! The color is amazing and the detail can really be seen!

One other item, if you are listing your home for sale, then it is my recommendation to ensure that the professional photos are uploaded at the same time the listing is into the MLS. If not, if your listing agent waits a few days or week to get the photos uploaded, then your listing is on the MLS WITHOUT photos. Buyers will click away if they cannot view the property. And it takes some time for the 3rd party sites to catch up with the photos after they are uploaded.

Great advice! I think that having a home professionally photographed is definitely an important thing to do. I've started photography as a hobby that way I dont have to pay anyone else to do it!

Good morning Sharon. I see a lot of MLS listing and the photographs that go along with the properties. If I was a seller and saw what some of the photo looked like and would be some kind of upset. Nice job with your post and so very true.

Sharon, I think this is a no-brainer!   Photos sell the homes, and I would be horrified by some of the photos that are displayed on some listings.    It is just sad to see an executive listing that looks like the photos were taken with their cell phone.

H Jack O'Neal  , I also will take exterior photos, but for the ones for print and MLS and website, I use a professional, they are way better at layering the photos than me.

Hi Joan Cox , yes it is a no brainer, and some of the photos I see astound me. I saw a listing in my MLS for 1.6 with a photo of a cat box, no one removed the water bottles from a table . . . it is astounding to me.

They say first impression lasts longer. If they want to have a lot of choices, they should bank on pretty photos. Beautiful home with horrible photos will still sell but ain't it better if you get to have more interested buyers/offers to choose?

Sharon, I completely agree with hiring a professional to take the listing pictures and the one I use creates an excellent video along with tremendous pictures. I see DIY stuff all the time and it looks just like that.. Cheap!

 Great Blog and oh so true I see pictures that are awful on the web and I wonder why does anyone do that? Professional is the way to go especially with those high dollar items!

Sharon, with peoples time being so valuable thee days the photos are very important. If you do not catch their eye they will probably skip touring that home. Well said post.

Sharon, I love the photos of the toilet, with the seat UP, of taking photos of the furniture, and cannot see the room --- does the furniture come WITH the home?

Hi Sharon, you're right- you can definitely tell the difference- I guess that's why they are the professionals :-)  In our market, it seems like the price point determines whether or not to use a professionl photographer.
