 Mistakes Sellers Make Series 

 

In this series, we are talking about the biggest mistakes a seller can make when their home is being shown. Last time, we talked about  Four Reasons To Get Out Of Your House. This time, we are going to talk about pets. I know all pet owners think their pets are the most awesome pet ever, but not all buyers  ( or selling agents ) feel that way...

Pets and their messes are one of the things agents say are at the top of the offenses sellers make. The not-so-friendly dog and kitty encounter can cause the buyers to leave without ever
even looking at the house. Even the dogs in crates can cause a distraction since they may make noise the entire time the home is being shown. Even worse, is when the pet is loose and seems mean or likes to jump up on the visitors and bark...

Another of the problems with pets of course is the smell...A full litter box or paper left for a dog to use, is not very appealing when the buyers are looking at the home. Not only is the smell overwhelming for those that do not have pets, but it can be very unsightly as well.

There are also the "scary" pets like snakes, mice and spiders. A lot of people are afraid or turned off by such pets and end up remembering nothing about the house but how afraid or distracted they were...

Bottom line, when your home is for sale, take the pets out of the home while it is being shown. If possible, let them have a holiday at a relatives home or at least take them away during the showing time. It is safer for the pet and more comfortable for the buyer and their agent. After all, you want the buyer looking at your home and picturing themselves living there comfortably...

Hi Sheila, definitely a mistake if sellers leave their pets in the house while it is being shown. At least, put them in the garage.

My wife is deftly afraid of snakes, and we went to this one house to preview, and there must have been four or five snakes in different terrariums. Needless to say, we left without checking out the entire home.

Honestly I don't give it much thought. Sure in a perfect world there will be no pets. Have never had an issue working around it. Have had listings where I have had to accompany because of pets. Just part of the deal. Got a listing once because the dogs liked me when I was interviewed. One of the dogs had been abused before the new owner adopted him. Sad to see that. This dog got special attention because of his past. Was happy to do it and sold the house within a month.

Bill - I understand how you feel... I LOVE pets, but some buyers don't and that is who is looking at the house ( or leaving without looking  if pets are too big of an issue)

Troy - I am not a fan of snakes either.. spiders  are even worse.. :)

 Rebecca -  the garage is the best idea if you can't take them..

Hi Sheila,

I too love pets, but when it comes time to sell or photograph my listings or my own home I will not only remove the pets but also all of their belongings during showings/photo session.  Why risk alienating those buyers who may otherwise make a good offer?  I know it is a touchy subject with sellers, but it's no different than asking them to remove personal photos.
