August 2014 Halifax Home Sales Report.  Data from the Daytona Beach Multiple Listing Service (MLS) indicates another record-setting month with a new five-year high in median sales prices for single family homes in the Halifax area.  Search all homes for sale in the Daytona Beach, FL area.

 According to the Daytona Beach Multiple Listing Service (MLS), 385 existing single-family homes (detached) were sold in the Daytona Beach area with a median home sales price of $160,000 for the month ending on August 31, 2014. 

“The median sales price in August 2014 was a five-year high and supports the trend of a strengthening real estate market in our region,” said Daytona Beach area Realtor Ron Wysocarski, leader of The Wyse Home Team at Keller-Williams Realty in Port Orange, FL. 

Here’s a look at how the August 2014 Halifax home sales report compares to recent months, 2013 and 2012: 

  • August 2014: 385 sales, $160,000 median sales price.
  • July 2014: 376 sales, $152,000 median sales price.
  • June 2014: 456 sales, $150,200 median sales price.
  • August 2013: 341 sales, $149,500 median sales price.
  • August 2012: 285 sales, $140,000 median sales price. 

“The Daytona Beach area real estate rebound is strong, as evidenced by last month’s figures. The revival of the Daytona Beach market is evident in both the condo and single-family home market. Both buyers and sellers in the market already know this as August 2014’s asking price was also at a five-year high,” Wysocarski said. “There’s nothing but good news in this report, and I expect more of the same in the foreseeable future, all things being equal.” 

The Wyse Home Team’s analysis for the August 2014 Halifax Home Sales Report also showed that 280 more homes have been sold in the first eight months (January-August) of 2014 than the same time period a year earlier.  

The Wyse Home Team also analyzed MLS data to determine how many homes were sold, and the median price of those sales, within specific city limits.

“Port Orange featured a higher median sales price in August 2014 with $184,250, but Ormond Beach sold 22 more homes, finishing with 96 home sales for the month,” Wysocarski said. 

The detailed statistics are as follows: 

  • August 2014, City of Daytona Beach: 68 home sales, $132,500 median sales price.
  • August 2014, City of Ormond Beach: 96 home sales, $177,750 median sales price.
  • August 2014, City of Port Orange: 74 home sales, $184,250 median sales price.
