This is a recap of Bean Tract homes for sale along with a sales update year-to-date 2014 with a comparison to full year 2013 for the popular North Alhambra neighborhood.  Statistical information is from our local multiple listing service(mls) as of September 14, 2014. Please check with me for the latest and most up-to-date neighborhood information.

 

The boundaries of the Alhambra neighborhood are Huntington Drive(north), Granada Avenue(east), Alhambra Road(south) and Novelda Road(west).   Located adjacent to the cities of San Marino and South Pasadena, this popular Alhambra neighborhood is comprised of single level and two story homes generally built in the 1940s and later.   

 

 

Alhambra Neighborhood - Bean Tract

Turnover of homes in the neighborhood has traditionally been low and long-term homeowners are quite common.   

 

Shopping, dining, entertainment, recreation and culture are within easy access as is transportation via multiple freeways - San Bernardino(10), Long Beach(710) and Foothill(210).  

 

It is an ideal home for those working in Downtown Los Angeles(ask me about a shortcut without using a freeway) or anyone working in the greater San Gabriel Valley. Tree-canopied streets give a rather Norman Rockwell-like appearance to the Bean Tract - in fact there are reports that Mr Rockwell previously lived in an adjacent Alhambra neighborhood.

 

Alhambra Real EstateThere is currently just one Bean Tract home for sale.  It is a circa 1946 single level home with approximately 1670 square feet with three bedrooms/two baths and pool.  A den could make it a four bedroom home.  It has not been on the market for sale for over 50 years according to the listing agent and is offered at $828,000.    

 

So far in 2014, there have been six mls-reported transactions.  The sales range from $810,000 to $980,000 with an average sales price of $884,687(median sales price $869,000).  They have sold at 102.81% of last list price on average and for $462.45 per square foot(again, on average).

For full year 2013, there were six total mls-reported sales.   The transactions ranged from $735,000 to $850,000 with an average sales price of $785,829(median $782,500).

 

They sold at an average 106.26% sales versus list price and for $457.70 per square foot.

This area is so very stable. I wonder what happens to these homes if they don't go on the market for sale. Do they pass down through families or are the sales done on a personal level? Very lovely area I might add.

Michael, I can see why the turnover is so low on the Bean Tract homes in Alhambra CA. Looks like a lovely place to call home. I, like Debbie am curious, wonder if they just pass down through family members? The sale to list price ratio shows that buyers need to be prepared to come with their highest and best offer right from the start.

Thanks for your comments on this update for the Alhambra Bean Tract neighborhood, I appreciate.   There were two questions raised so here are the answers:

Debbie Reynolds and Amanda S. Davidson - I mentioned the lower turnover of homes in the Bean Tract and while there is(as is the case in many areas) some private sales, there are many homeowners who have lived in their homes for 30, 40, 50 and more years.   There are also family members who have moved back in to homes where they grew up.

Gabe Sanders - the neighborhood is actually named for early Alhambra resident Jacob Bean
