Taking your clients to a Safe Island is easy and you will reap the benefits through out the transaction.

Safe Island was taught to me, and millions of other agents,  by Floyd Wickman during the Sweathog era.  Can I get an amen for the Sweathog era!  Safe Island is the process of addressing the real estate process for your clients.

This is one of the best tools to reduce anxiety for your clients or potential clients.  When you get a call from a prospective buyer and they are coming to the office for their Buyer presentation appointment, explain this on the phone to them.  Tell them that you are going to go over the home buying process. Explain to them how you, the agent fit into the transaction and how you get paid.  When we are in the conference room at my office, I tell my first time home buyers what settlement is.  That, in our area, the attorney will sit at the end of the table, they will sit on one side of the table, typically the seller(s) will be on the other side and you sign you life away. 

 I show them a HUD-1 . As new buyers they hear about the dreaded HUD 1 from the lenders office, attorney and real estate office.  If you have NEVER purchased a home what the heck is a HUD-1?  Simple, you have taken them to the safe island and relieved some of their anxiety.

For a listing presentation, when I talk to the seller on the phone I will briefly explain the appointment to them as well.  I come into the home, set my stuff down and explain to them how the appointment will work.  "What I would like to do first is go through the house with you and take some notes.  I want you to point out to me what you think is important about your home, maybe what made you chose it?  Then we will come back to the kitchen/dining room table and go over the recent sales in your area, come up with a price and then we will come up with a net for you."  Does that sound okay?  On a side note, please work some sort of a net for you sellers.  I can't tell you how many times I go on appointments and the sellers tell me no one has ever given them an idea of the fees?  Hello?  It boils down to the money!

You will be a better agent for it and Your clients will feel more informed and at ease when moving through their process.

Audrey, I like the idea of thinking of it as a safe island.  It is important for us to help make our customers comfortable with the whole process, because it is scary to them.  Fear of the unknown kicks in.  Thanks for the reminder.

As part as our inhouse/Broker's listing package...we have to have the sellers sign a net sheet showing they are aware of what they own on their home and all the cost to sell it.... This way there are no surprises with it comes to the actual selling part, everyone needs to know what they will make and that includes the agents commissions..  Good thought out post!

Interesting.....Yes, I can see how many people would enjoy that.  I also have people that just want to skip the parade and get right down to paperwork signing. lol  I guess thats a good thing to have too.
