I am having the hardest time of my life with saxon mortgage. I am currently performing a short-sale and have received  several offers from them submitted and here I sit of months of patiently waiting. Ok well, not so patient. My clients property is going to be up for sherrif-sale in 6days. I feel like I am on an ultimate deadline, with not so happy clients and buyers and oh don't forget the realtors. I have tried everything with this company, I call several times a day, request to speak with supervisors. Only to never get a real supervisor just a lovely e-mail sent from the customer service rep. who says she's expediating my file.....I get the same response, I call my contact over and over again with no return phone calls. I have never dealt with a bank that believes in not returning one single call over months. Does anyone out there have any suggestions on what I could do to stop this short-sale. I have ran out of options and I am trying to save my clients from this foreclosure. Any suggestions would be helpful.

Aili - This is going to sound horrible and may be misinterpreted as demeaning BUT IT WORKS! 

First, call back and use the best 'smile voice' you have...try and explain to a NEW PERSON that you are in a bind, etc. about your situation.  Remember to sell your clients troubles to the person...MAKE THEM FEEL FOR YOUR CLIENTS.  Every person has emotions and it would be better if you got a female on the phone as they are more likely to react to the emotion with emotion - I have experience with this and it is a 99% truism.

IF THIS DOES NOT WORK proceed to working up some tears.  I know, I know, I hate it & you hate it but it works.  I hate that it works but I swear by this and have had clients use it to get the results they want.

I'm results driven and if the customer service person is not sympathetic then you or your clients have not gone the distance in making them FEEEEEEELLLLLL your pain and despair.  Trust me...I get payoffs same day from mortgage servicers all the time after my processor(s) have told me that it takes 24-48 hours - NO IT DOES NOT!  It takes you building the quickest and most emotional rapport with someone over the phone in the quickest time possible to get the results you want.

we are also with saxon. and my husband lost his job after 25 years with chrysler corp.  and i have been calling them everyday to talk with the loss mid dept. negoator and he never calls me back. whats up with this co. I called jefferson city attorney office on them. we are trying to work with them, I was told they are backed up to april 2008. let me know what they will do for you please.... we are in the same boat. i want to keep our home. but they need to work with us all out here. its just going to get worse if they dont!!!! smile and dont give up we are in this all together....

I am in the same boat  We are currently with saxon and are trying to do a short sale in order to refi at a lower payment we are currently in ARM and it already adjusted,  I have been talking with the Loss Mid dept sience May 2008 to freeze our ARM and I have gotten the same responce, now we are trying to refi and getting nowhere  What should I do before I lose my home.  We want to save it.

Good luck !!!! Saxxon is the worst comapny to deal with.  Not worth the $$$ or the time, they do not retrun the phone call v
