There's No SuchThing as the Perfect House

One of the most challenging, yet imperative things for a real estate agent to do is to manage the expectations of their client.  This is especially true when it comes to the home inspection.

There Will Be Issues

The first thing that buyers need to understand about the home inspection is this...there will be issues.  Some minor, some more major, but there will be issues.  There's no such thing as a perfect house.   It doesn't matter how much or how little you pay for the house...there will be issues.  It doesn't matter if the house is old or brand new...there will be issues.  Let your buyers know BEFORE the inspection that there will be issues.  Let them know what issues are common...such as:

  • Servicing the HVAC
  • Loose toilet
  • Dishwasher not secured to the granite countertop
  • Outlets that don't work
  • Plumbing fixtures that leak

Choose the Right Inspector

Although none of these items should be deal breakers, they can definitely send buyers into panic mode.  In their eyes "the house is unsafe" and falling apart or the repairs for cost them thousands of dollars.  The home inspector can also cause buyers to panic which is why it is so important that you use the right inspector.  The "right inspector" is one who is well-trained and knowledgable.  They don't try to prove how smart they are by putting fear into the hearts of the buyer.  The "right inspector" takes the time to explain things to the buyer so they understand the issue and can make an informed decision as to whether or not they want to move forward with the transaction or ask the seller to make repairs.

It's Not a Code Inspection

Buyers also need to understand that the home inspection is not a "code" inspection.  Building codes change all the time.  If a property was built in 1905 and hasn't been renovated, then the fact that it does not have GCFI outlets shouldn't be a surprise.  The house was built to the code for 1905, not 2014.  Inspectors will also point out safety issues.  While this is important for the buyer to know, it doesn't necessarily mean that the seller has to make those repairs.  Many sellers will repair items that can cause a fire or do some other type of damage to the property, but depending on how the contract is written they may not be required to do so.

Manage Expectations

The home inspection is the time for the buyer to find out what is going on with the house.  Are there any structural issues, find where the shut off valves are and how they should prioritize any repairs or improvements that need to be made.  It is our job is help our buyers understand the purpose and to manage their expectations...and to let them know that there is no such thing as a perfect house.
