Here's an interesting point to consider. You don't have to take the offer that comes in if you don't like it. You can also counter it to your liking as well. Meanwhile, other offers are coming in. At some point, a buyer who recognizes the dynamics, who is serious and who had the good sense to hire a professional agent is going to zero in on the home and the results will be that pricing will be there as well as a reasonable close of escrow date. There are so many ways to proceed so I would not argue anyone's vision on how to go about their sales and final solution. But this one works if you got a hands on agent on point

We want to either buy or sell in Real Estate. There is no middle ground. Buyers buy and sellers sell and its like a freeway where the speeds exceed the normal coming and going. You must rise to those traveling dynamics and get on and get off without incident. Fail here, and you invite the unknown!

A CLOSED TRANSACTION ALSO HAS VALUE

Price it right and they will come and the funny part about it is this. All seller fear about NOT getting top dollar never materialize. You will get market or above if you don't interfere with the proven systems and instead go with the flow of it all.

I agree with this strategy as well Richie Alan Naggar Author PEARLS SERIES of books , ultimately, the Seller's have to agree though.  They usually do, but some Sellers are stubborn, haha.

How I wish sellers would listen to your advice... I love the idea of pricing at market value or slightly below... we do it all the time and it always works...
