My husband and I had been looking at homes for over a year on weekends and evenings. It was our entertainment. We found a couple of homes we thought about making an offer on but didn't.
There was a place in Mulberry that had been on the market for over a year. I tried to get my husband to look at it but he didn't think I would want to live there.(well water) I showed the property to a client and told my husband you have got to see it. Finally we went to look at it. We couldn't believe how beautiful the land was. It had all the things we were looking for, woods, view, pond, and pasutre for horses, house, barn and paved road within a mile. We went back again and walked the entire 40 acres. We decided to make a contingency offer on it. The agent didn't think it would work because they had just turned down a contingency offer the week before from another agent, so we decided to make a good offer. Our home wasn't on the market at the time. To our amaze they accepted it.
I had told the agents at the office about my home that had 40 acres I was going to sell. One of them ask if they could show it. I was great full for her to show it. The couple she showed it was my X's family. They made an offer contingency on their home selling. I accepted. When my X found out he made a cash offer on my property. I accepted even though it was less that the contingency offer. The couple with the contingency on my property removed the contingency and I sold to my X FOR CASH. I closed the same day on the property in Mulberry and paid CASH for also.
SO THE MORRAL TO THE STORY IS:
CONTINGENCIES DO WORK OUT AND CAN WORK FOR THE GOOD OF YOUR SELL:
WITH FAITH ALL THINGS ARE POSSIBLE!
