We’re heading towards the end of September so it’s high time I got to the Kauai August Market Statistics. Coming back from vacation the end of August threw me off my stride as I was met with the usual round of laundry, snail mail, bills, etc that piles up when traveling. While I got everything organized and caught up in due time, somehow the monthly stats slipped by.
Aug 13 and Aug 14 had exactly the same number of sales – which was 87. That leads to a year to date number of 713 compared to 674 end of Aug 13. We have a slight lead over 2013 but not by much. Still, it is a great improvement considering there were only 44 sales in Aug 09 and 60 in Aug 10. Things improved slightly in Aug 11 with 68 sales and again in Aug 12 with 73 sales.
Sales volume tells a different story with a 17% increase from Aug 13 to Aug 14. There were $50M in sales for 13 and $59M for 14. Sales volume has been steadily increasing since 2011 which had $30M in sales for the month and Aug 12 had $40M. I still wonder how we survived 09 which only posted $21M in sales! Year to date we are at $455M, up from $371M this time last year.
The only increase in median sales price for Aug 14 was in condos which went from $274K to $300K. Residential went from $685K in Aug 13 to $521,500 for Aug 14 with land posting a small decrease, going from $309K in Aug 13 to $295K for Aug 14. Keep in mind these are median prices, not averages.
