How did you get my number?

I participate in a lead generation system provided by my company.  I follow-up on my leads daily, and contact any new leads as soon as I am able to.  I try to get to them immediately, but if I'm with clients or otherwise occupied, I just call or email as soon as possible.

 

So yesterday a lead came in, and I happened to be sitting in front of my computer when it did, so I looked up the listing and grabbed the phone and dialed the lead's number immediately.

 

And the conversation went like this:

Lead: "Hello?"

Me: "Hi!  This is Kat from Better Homes & Gardens Rand Realty.  I see you are interested in property in such-and-such a town.  How can I help you?"  

Lead:  "Uh [pause], WHO is this?"

Me:  "This is Kat from Better Homes & Gardens Rand Realty!!!!  I'm calling to see how I can help!"

Lead: "WHAT COMPANY are you from?"

Me:  "Rand Realty."

Lead:  "HOW DID YOU GET MY NUMBER?"

Me: "Uh, you gave it to me."

 

So then I had to explain that he entered his number and his email address into this specific website and after a few minutes he trusted me enough to answer a few questions about his needs.  This type of conversation doesn't always end this well.

 

This is a message addressed to anyone who is searching for homes online.  If you see a house you are interested in and you click a button that says something like "I am interested in more information" and you then put in a phone number and/or an email address, that information gets sent to a real person.  It may or may not be the listing agent for that particular listing.  But there will be a real estate agent that receives your request for information, and they will attempt to email or call you.  They are calling to assist you, not to annoy you.  They are calling to service your request for data.

 

Unfortunately, I have had people bite my head off for calling them. I have had people obviously pretend they are not home (seriously, I know it's you).  "I'm sorry, but I, uh, Roberta, is not home" doesn't cut it. If you don't want help, then just say so. If you don't want help, then don't hit that "help me" button.  If you DO want help, "This is Kat from Better Homes & Gardens Rand Realty and I'm calling to help!"

 

How did you get my number?

Cheryl - That's definitely true; in that case, though, they shouldn't put their telephone number and ask for more info (since it's not required).  Thanks for commenting!

AT&T was working on cell towers here in Santa Barbara. For two days no phone calls or voice mails. The next day all the calls from the last two days came in all at once.  I'm not a happy camper, and a couple of clients were very upset. I've learned that by pressing one on your phone will activate a voice mail retreval system to get calls that aren't coming in?  AT&T gave me a credit, and a letter of explanation - and one of my clients that had been waiting for me to get back to them wasn't buying it.

Careful with your communication systems.  Technology is NOT PERFECT! And,not a fan of AT&T. 

When AT&T "Reaches Out and Touches Someone" you're screwed!

You handled it well.  I get a few crazy ones too, I do buy lead generation leads to increase my volume, but they are never as good as the organice lead generation.

Unless your company does a warm transfer of the lead while the person is on the phone (mine does), I've learned that I have better success using the same method of communication that was sent in - that means an email if they register by email, a text if they respond by text or a phone call if they provide a phone number.

Mark - I'm sorry to hear about your telecommunications troubles!  What a pain in the butt - I hope it's all resolved now.

Mary - Organic definitely works better!  Thanks for the comment.

Gen - Mine doesn't do that and most of my leads are email only. When I do get phone leads, I call, sometimes with not so successful results.

Gary's got it right.  Do not phone people who make contact by text or email. 

I know when I receive phone calls from salespeople, the calls never, ever, ever seem to come at a convenient time, and they are always instrusive .... If you want to sell me something, email me!

Following up on leads from the internet are challenging.  I have a difficult time with those types of lead and it doesn't help when they say "who are you" and when you tell them they're confused.  Don't be confused..I'm only here to help you.

Cheryl - All these leads are from people who are using a computer or phone -- if they only have an email address, of course I email. But if they include a telephone #, I call. The entire system is confusing.

Oh Kat Palmiotti  this is so dead on!  I had to smile reading this, as I think it has to have happened to all of us at least once.  The topper to this can you believe it cake is when you get a response like this from a client!  Yes it has happened. ......

I have never had one of these leads get upset by my call, but I have run across couples who don't communicate with each other.  Last week I had a lead leave her number and email address as well as her husband's number.   When I didn't get her at her number, I called the husband.  He said he didn't know why his wife asked to see a property, but that they would "talk" and she would get back to me.  A few days later the wife called and said they realized they had to sell in order to buy.  So the good news is a buyer lead turned into a seller/buyer lead!  PS.  I'll be meeting with them next week!

Karen - It's such a crazy business!  We all have to develop thick skin to deal with people who all of a sudden don't want to talk to us.

This is a funny story and so true.  I like what #110 said, she emails first, then follows up with the phone call.  At least they are expecting  the call.  Oh well, on to the next lead...

Good morning Kat,

At some time or another we all experience something similar. Most of those customers are just looking for information and are not committed and just call everyone and hope someone will call them back. I believe the actually forget who they have called or maybe someone else in their house has called without the knowledge of the person who answers the phone.

Dinah - I've been doing that more lately; I'm not sure if it's more successful yet, but it is easier.

Katina - True, sometimes the person who answers the phone isn't the one that put the request in.
