As of April 1, 2008, there were 595 South Jordan Homes for sale on the Wasatch Front MLS. This would include houses, condominiums, town homes and P.U.D units. What this report can not include are those homes for sale by owner (FSBOs) and New Homes offered by Builders through their agents. We are picking up more new construction homes however as Builders are looking to Realtors when foreclosures loom. These houses are defined in a number of ways, we will use Bank Owned, or Short Sales to identify any home facing foreclosure or requiring third party approval before it can be sold by the home owner.

Four hundred thirty five were listed this year. That means that 160 homes have taken longer than 90 days to go under contract.  Fifteen of the 88 contracts are Bank Owned or Short Sales.  Seventeen per cent of all contracts are distressed properties. Home Buyers are taking advantage of a buyers market.

At an average of 46 house sales per month, the absorbtion rate is a little over 12 months.
