Recently, I was showing a home to a very nice client family.  The home we were viewing was very well cared for, and my clients were very impressed!  

 

So, we went down to check out the finished basement.  It was very nice, with a wetbar in a back corner, two large bedrooms, and a walkout to a great yard.  I was taking a look at the wetbar when I noticed a certain glossy 5 x 7 picture of one of the sellers, right at eye-level.  This photo showed Mrs. Seller in full Mardi Gras revelry...but the outfit only included a couple of tassels on certain parts of her anatomy!  Shocked, I tried to strategically position myself in front of the picture just to make sure my clients weren't upset by it.  There's no reason to distract them from the home! However, about the time I was moving in front of the lewd photo, I heard Mrs. Buyer loudly exclaim “oh my gosh!” as she quickly walked out of one of the bedrooms.  It was setup as a poker room for “the guys” because it had about 10 poster sized nude pictures on the walls!!  Needless to say, Mrs. Buyer was mortified, and very glad their 8 year old son wasn’t with them that day! So much for not distracting them...

 

So, what can we learn from this that YOU can use?  Simple, if you’re getting your home ready to sell, try to think like a stager and “neutralize” your home.  No one is asking you to change your life or habits, but try to look at your decor and ask “will this leave a negative impression on ANY buyer?”  Try to picture a buyer as your complete social opposite while asking that question!  Remember that your life isn't every one else's life. Making your home inviting to others makes no judgement comment on anyone's life, it's simply keeping your home marketable!

Oh my ! That was a fun day !!! We never know what twists and turns our jo will take us ...that came as a surprise I am sure ! Bet they ( buyers) keep talking about that house to this day !

Yes, and you can turn it to a positive...it's still a fun story that they tell and they associate it with an overall good buying experience.  However, it's wasn't a very positive impression of that home!

You think they would ask themselves.... would I let a pastor into this room? If not then maybe you should "de-clutter" a tiny bit.
