Here in the beautiful Valley of the Sun we are moving out of town! We are getting out of Dodge!

I am sure you all get those attractive e-mails from the new home builders that offer 10% co-broke on all remaining spec. homes, etc.

Do we tend to "steer" (bad...very bad) someone to an area to make an extra buck. Nope. Not if you are ethical. Not if you have your clients best interests in mind. Unless of course they told you they were looking in that area. Then Yee Haw Buckaroo....we're gonna show em' the best in the west...or far southeast in my case.

This is the next big thing.....Our "New" community will offer.....Only thing is, it will take you 1 1/2 each way to get to work. And after the new Wal-Mart comes here these houses will sell like hotcakes! Unfortunately everytime a Wal-Mart comes in.....the prices either stay the same or decline. At least on the more expensive homes. Who wants t olive in a million dollar neighborhood and have a Wal-Mart down the street?  Macy's, Dillards, or even Kohl's maybe... but Wally World. NO.

So, who moves out to these areas? Most of the time it is an investor that has plan A, and even a plan B in place to make some money when the market rises after all the new builds are complete. But what if it doesn't happen? What do you do when you lose equity in your home and your home has bee vacant for the past year? Live and learn? There are some very good areas to invest in right now. Getting someone to understand the market and bring you data and facts are a must instead of "trusting" your L.O. or Realtor. There are still GREAT places to invest. Of course, i prefer the foreclosure market, but many new areas are going to be skyrocketing here in the valley.  Don't know where?  Just ask your professional...If they don't know, give me a jingle.
