What's the Neighborhood Like?
With a total area of 2.0 sq. miles, West University's boundaries are Kirby Drive to the east, Union Pacific St. Louis Southwestern Railway railroad track to the west, Bellaire Boulevard/West Holcombe Blvd. to the south, and Bissonet and Law Streets to the north. It is interesting to note that these boundaries shape West U like a "little house with a chimney" shape on the map. Nearly all of the streets in West University Place are named after colleges, authors and poets. Aptly so because 85% of West U's residents are educated.
In the early 1990's, the neighborhood's architectural landscape slowly changed. Mid-20th century bungalows and cottages have been remodeled, while some homeowners chose to tear down and build new red-brick Georgian homes. The construction of new homes pushed property values higher, which means more tax money for the city. West U's strict zoning and deed restrictions hindered industrial development and preserved the neighborhood's tranquility. Homes, on average, have 3.5 bedrooms and 3 bathrooms with 3,756 sq. ft., on 7,500 sq. ft. lot. Median home price is $999K and could go upwards of $2.0 million. West University enjoys the convenience of city living with small town feel.
