Washington Square - Pasadena Historic Landmark District - Pasadena NeighborhoodsThis is a recap of Washington Square homes for sale along with a market update of recent sales activity in the neighborhood.   All statistical information is from our local multiple listing service(mls) as of September 26, 2014.  

 

Washington Square is one of Pasadena’s landmark historic districts and the second established in the city.  It was formed in 2003 and consists of approximately 250 homes.   Most were built between 1910 and 1940 in a variety of architectural styles. Washington Square - Pasadena NeighborhoodThe boundaries for the neighborhood are Mountain Street(south), El Molino Avenue(west), Washington Boulevard(north) and Lake Avenue(east).  Washington Square homeowners may be eligible for property tax credits for preservation efforts through The Mills Act Historic Property Contracts Program.   

 

An important part of the neighborhood is Washington Park which is located at the southeast corner of Washington and El Molino.  The 5.22 acre park was originally created in the 1920s. It is planted with a number of native California plants and trees.  The park includes areas for tennis, basketball, handball and baseball plus a playground and picnic spots.  There is a small parking lot just off Washington Boulevard.  

 

Pasadena Neighborhoods - Pasadena Historic Landmark DistrictThere are currently two Washington Square homes for sale.  One was listed in the past week and is a circa 1927 Spanish style with approximately 1414 square feet with three bedrooms and two baths priced at $639,000.  The other is a 1911 two story Craftsman style with approximately 1837 square feet priced at $650,000.   

 

So far in 2014, there have been three mls-reported closed transactions in Washington Square.  They range in price from $549,000 to $643,000 with an average sales price of $597,000(median sales price $599,000).   They have sold at an average 101.99% of last list price and for $318.17 per square foot on average.

For full year 2013, there were five mls-reported sales ranging from $428,000 to $650,000 with an average sales price of $500,100 (median $470,000).  They sold at an average 101.7% of last list price and for $408.94 per square foot on average.

Tremendous info for anyone thinking of buying in Washington Square.  The park sounds like a great resource for residents, it's always nice to have recreation so close to home.

Michael, I find there's a special type of expectation for people who live inside a Landmark District and that's what keeps the values up. Historic districts have unique architectural qualities not found in other neighborhoods. Pasadena has a rich history and a variety of architectural styles can be found here.  From the Arts and Crafts Period of the early 20th century to Mid-Century Modern Classic, Pasadena has it.  Obviously some are more evident than others.

The historic landmark districts are diverse as well from just a few homes to 900 homes in the the first such Pasadena district - Bungalow Heaven.
