This is a recap of Chapman Woods homes for sale along with a summary of year-to-date sales as of September 27, 2014. All statistical information is from our local multiple listing service(mls). Full year sales results for 2011 through 2013 with average and median sales prices are included for comparison purposes.
Chapman Woods is a tree-lined community located in unincorporated Los Angeles County with a Pasadena address. The general neighborhood boundaries are Huntington Drive(south), the SCE right-of-way(west), Del Mar Boulevard(north) and Rosemead Boulevard(east). Lot sizes in the southern part of the neighborhood South of San Pasqual Street tend to be larger(as are the homes) some nearly one acre and more.
There are 462 homes in Chapman Woods according to the community website with a variety of architectural styles represented.
You will find modest ranch styles to striking modern designs as well as character homes with influences of Spanish, English Tudor, Colonial and Cape Cod among others. There is a strong involvement in the neighborhood with regular get togethers, block captains and a quarterly newsletter among many other activities.
With its location on the eastside of Pasadena, Chapman Woods is located near freeways and the Gold Line light rail station at Sierra Madre VIlla. Many shopping, entertainment, entertainment, recreation and culture attractions are easily accessible in Pasadena or nearby Arcadia.
There are currently two Chapman Woods homes for sale. A home listed this past week with four bedrooms/two baths and approximately 1837 square feet is priced at $899,000 and the other is a two bedroom/two bath home with approximately 1382 square feet listed for $938,000.
There are an additional four properties in escrow. So far in 2014, there have been fourteen mls-reported closed transactions ranging from $530,000 to $3,499,000 with an average sales price of $1,620,429(median sales price $1,129,000). They have sold at an average 103.38% of last list price with an average sales per square foot of $552.00.
For full year 2013, there were 18 mls-reported sales with an average sales price of $1,269,722(median $1,087,500).
For full year 2012, there were 26 closed transactions with an average sales price of $885,292(median $760,500).
For full year 2011, there were twelve mls-reported sales with an average sales price of $929,500(median $911,500).
The size(modest to quite grand) and condition(some original, some fixer-uppers, some extensively renovated) vary extensively in this neighborhood.
For sellers, the determination of a listing price that will attract potential offers or for prospective buyers the crafting of an offer with a suggested purchase price will require a greater analysis than the space here permits.
