Got Repairs for My Buyer on Freddie MAC "AS-IS"
I am so proud of myself! I persevered in spite of the odds. OK! Yes, I'm Bragging - Got Repairs for My Buyer on Freddie MAC "AS-IS" to be done before Closing. So exciting!
Will the repairs be as good as what my Contractor would have done? I doubt it. Yet the main thing is that staying focused on my Buyer Client's needs worked. I actually achieved the goal! OK! Yes, I'm Bragging - Got Repairs for My Buyer on Freddie MAC "AS-IS".
Exactly what did I do? As POLITELY as I could, I remained insistent that the Listing Agent present the request to the Seller, HomeSteps, which is Freddie Mac. Why did I stress "politely" in that sentence?
Well, I never received a reply from the Listing Agent the first time I sent in the GAR F107 Amendment to Address Concerns with the Property.
Obviously, the first time the Listing Agent had received the previous email since it had not bounced. I had sent it to the general mailbox at the office, to the Listing Agent's personal work email and to the Office Manager's personal work email.
What next? OK! Yes, I'm Bragging - Got Repairs for My Buyer on Freddie MAC "AS-IS" but remember - I am so proud of this accomplishment for my wonderful Buyer Client.
Four days later, I resent the email and the attachment. This time I also copied it to the Closing Paralegal at the Closing Attorney's office. I asked all recipients to acknowledge receipt of the email and Amendment as attached. In addition, I asked the Listing Agent to confirm the date on which she presented the Amendment to the Seller.
Yes, again, no reply from the Listing Agent. The Paralegal replied, "Received." and I responded, "Thanks."
Two days later, for the third time, I wrote to the Listing Agent (and to all three addresses again), I added a sentence: "The Closing Attorney's office acknowledged receipt of the Amendment."
Finally, that same evening, I received a response from the Listing Agent's Office Manager. She said, "Lynn, we are in receipt of your request. Seller is capping wires and treating exterior if [sic] french doors. "
Don't ask me why they finally answered after SIX DAYS - maybe because I mentioned that the Attorney's office had acknowledged? OK! Yes, I'm Bragging - Got Repairs for My Buyer on Freddie MAC "AS-IS". All I really care about is that my Buyer Client will get what she wanted!
Immediately, I wrote back to the Office Manager and Listing Agent, (again to all three email addresses), saying,
Dear --------,
Thanks for getting the Seller to repair the damages.
Please send a written document attesting that the repairs have been completed.
What now? Now I think I will send a link to this post to my Buyer Client!
