So often, what we are seeking is there just beyond our field of vision.

As I work with Home Buyers, we always begin with the Clients’ “Ultimate Scenario!”

There’s nothing complex about this part of the process. I ask a few simple questions:

  • If everything were possible and money were not an obstacle relative to this Home purchase, what would you envision as being the PERFECT place?
  • Where would it be?
  • Describe it to me in the most detail you can imagine.
  • After we find it, and you move in, how will it feel?

These are important questions, and most people find themselves being very cautious about slipping from reality into “Fantasy Land.”

After all, “wants and desires” certainly can transcend the realm of viable possibilities . . . but where’s the harm in naming them?

Once we know the Ultimate Scenario, we tend to put fewer constraints on our “Parameters” and interesting possibilities start surfacing just beyond our initial field of vision.

If you were willing to accept a mere 10 minutes more of a commute or increase your price point by less than 5%, how would that affect your awareness of new and exciting options?

These days, I hear a fair number of people wistfully talking about having a “Place out in the country off the grid” but can’t get their arms around being far from the city.

Wouldn’t it be cool to have your very own “Working Farm?”

Starting from scratch would a be a daunting project for just about anyone.

Most folks throw in the towel on the “Dream” because they decide they “Can’t get there from here.”

What is needed for “breakthrough” is a shift in mindset. Sure this is cliche, but it’s real . . . Think outside your box, and your odds of finding what you seek will increase precipitously.

I recently learned of just such a place (Mini-Farm in country not too far from Nashville). This is not my listing. It’s just such a great example of finding that “PERFECT” place that’s just a small stretch in direction and distance than most folks would look.

Traffic flow to/from Nashville is the least heavy from the Northwest during morning and evening rush hours.

Most folks wouldn’t look towards Joelton for a property like this. They might look South Williamson or Rutherford Counties, East to Wilson County, North to Sumner County, West to Cheatham/Dickson, but in all of those areas, the commute would be longer and the price of land higher.

Well, the truth is that this area is West of I-65 and North of the Cumberland River, and for whatever reason there’s an egregious shortage of “Infrastructure” in that quadrant of Middle Tennessee.

Some folks attribute this the the fact that the city planners have only built a few bridges over the river so the North side of the River is less accessible.

Therein lies another “Point of Brilliance” for the lucky buyer of this property.

One final brag on this property is about the fact that it’s tucked back from the road in a most effective way.

The front 4 acres are essentially an access way to the property
