Victory Lakes Townhouse Report:  August 2014

Summer was gone in flash this year.  And as Victory Lakes is becoming alive with fall color, we are taking this opportunity to look back at the last month of summer and see what happened in the Victory Lakes townhouse market in this edition of the Victory Lake Townhouse Report.  We'll make our market comparisons to last month (July 2014) and last year (August 2013.)

Townhouses For Sale in Victory Lakes, August 2014

In a reverse of what happened with the single family homes in Victory Lakes in August, townhouses had less inventory available to Bristow buyers.  The high list price was down nearly 1.5% compared to last month and the low list price was up over 1.5%.  The average list price was up 1/10th of 1% compared to last month and up 3% compared to last year.  Of course, list prices are suggestions.  True market value is only derived from what we find in the sold column.

There were two more Victory Lakes townhouses under contract when August came to a close, than there had been in July.  The high list price at time of contract was down nearly 4% since last month and high marketing time 191% longer.  The low list price at time of contract was down 1.5% compared to last month and low marketing tim had increased by 14%...the equivalent of one day.  The average list price at time of contract was down just over 3% compared to last month, but up over 3% compared to last year.  The average marketing time was 108% longer than it had been last month and only 13% longer than it had been last year.

Townhouses Sold in Victory Lakes, August 2014

The settlement table in August had about half the activity that July saw.  The high sold price of a Victory Lakes townhouse was down 7/10th of 1% compared to last month and high marketing time was 69% shorter.  The low sold price was down just over 1% since last month and the low marketing time was Townhouse in Victory Lakes, Bristow, VA75% longer.  The average sold price was down nearly 3% compared to last month, but up 3/10th of 1% since last year.  The average marketing time was 58% shorter than it had been last month and was 13% shorter than it had been last year.

The problem with 3 sales is there is no actual median sales price. And fewer homes for sale makes it more difficult for selling.
