As a result of my previous post, requesting feedback on the type of information that will be useful to the ActiveRain community, I am posting our Exchanger Checklist that gives both agents and investors a concise step-by-step timeline of items to be covered prior to the exchange and during the exchange period. Remember, that qualified intermediaries are not create equal. Currently, there is very little regulation (a few states have passed some regulation) but it means that you need to interview your qualified intermediary very carefully and ask pointed questions regarding how they treat the exchange funds.
Asset Preservation:
- creates separate exchange accounts for each exchanger,
- we are a part of the Stewart Information Services family of companies and
- our parent company will provide a letter of assurance to each client upon request,
- we carry a $25,000,000 fidelity bond and E & O insurance
- we are audite twice a year; 1 x by Stewart Title and 1 x by an unrelated third party
- we have completed over 130,000 exchanges in our 17 year history
