 WOW!  Can you say B-U-S-Y??  I feel so sorry for other parts of the country right now, but in the past 4 weeks, I have contracted 9 properties!!  Yes, 9!!  Seven of them were in March, and I contracted two today. It's only April 1, and I already have 2 contracts.  Granted, I don't count my chickens before they hatch, especially since one buyers' financing already fell through on one of the properties (going through Banco Popular in case anyone is familiar with them), but their agent is going to get one of her investors to buy the house and seller finance for these buyers.

What does this mean for the Dallas market area?  We're going STRONG!  The housing market news is regional, so will you please stop listening to the national news.  I feel like I preech this every week.  Dallas did not have a huge price appreciation.  Dallas did not have a bubble.  There is no bubble to survive.  Yes, Dallas is having a lot of foreclosures, but those people shouldn't have been able to qualify for loans anyway, with scores in the low 500's.

Bottom line, if you're relocating here, we've got a great amount of inventory for you to look at.  If you live here and are thinking of buying, stop thinking, and actually do it! Rates are awesome right now.  If you're thinking of selling, as long as you work with my marketing strategy, it's going to sell!!

Remember, I work all of North Dallas County and Collin County including Richardson, Plano, Allen, Frisco, Carrollton, Garland, Rowlett, McKinney, etc... my car will take us anywhere you need to go!!

Donna, Amen to that blog!  I have been preaching the same thing.  Our prices here in Lynchburg, Virginia have remained strong.  The average price of a home actually increased $5,000 from 2006 to 2007.  We have our fair share of foreclosures as well, just like you said, some of these should have remained renters, OR SOME SHOULD HAVE NEVER CALLED THEMSELVES INVESTORS AND PURCHASED MORE PROPERTIES THAN THEY SHOULD HAVE HOPING TO SELL THEM AND MAKE A KILLING!  As with your area of Texas, we did not skyrocket here in Lynchburg, so we have not plunged like so many areas.  So, it just goes to show, the taller (or higher) they are, the harder they fall!  Nadine Blakely, RE/MAX 1st Olympic, Lynchurg, VA

Charlotte is the only major city in the country that appreciated from Feb 07 to Feb 08. I could definitely believe it when I heard the news. We are still booming. The market shows great promise here. I think new construction is on a slight decline, but the resale market is strong!

Nadine, I didn't realize there were places in Virginia that were doing well.  A few months ago, I had two potentially buyers who couldn't sell their homes in Richmond so they didn't take the jobs.  Maybe this year.

Michael, Good to hear things are well there also.

Carl, That's great you're so busy.  I bet you wish you could have done all those inspections!

Donna - I'm just pleased that "we" here in Texas are fortunate to have missed what others are experiencing in some areas. People will always need a place to live ,and will always need a good realtor and inspector.

As I talk to agents from all around the country it's interesting to note the most have similar market conditions to yours Donna. Not bad at all and in many cases doing quite well. Even in the harder hit markets agents are seeing a lot more buyer activity.

Carl, Exactly, and we're also getting a lot of relocation helping to bring down some of the inventory.

Greg, Thus far, 2 have closed, all the others have great credit and money, so solid financing except for one.  The buyers delayed closing, and the seller gave the house to the lender.  I found out when I got a call from the new agent saying she represented the lender... what?  Oh well...

Raymond, I hope Deb is doing just as well.

Steve, My in-laws were saying some bad things about Austin over the Easter weekend, so I'm glad to hear they're just listening to national news too instead of local information.

Donna this can't be.  Everything I read in the newspaper is doom and gloom.  Everyone is getting thrown out in the streets, their houses taken back by the mean old banks.  You must be mistaken. 

Actually this is going to be my best year yet.  I am in the middle of the central valley of California, the foreclosure capital of the nation (again as told to me by the media).  I just listed a 3118 sq ft home on Wednesday for $314,900 and am expecting an offer any minute and possibly another one this weekend.  I have been having a terrible problem this year keeping my inventory, they keep selling. 

Slowly but surely the buyers out there are starting to get the message It's A Great Time To Buy!  Keep it up Donna.

Donna - I won't know untill Monday.  It's on one of my REO properties and the asset manager usually doesnt respond to offers on the weekend.  It did come in kinda low, which is typical on the REO's but I think we will be able to work it out.
