Kingsbrooke Single Family Home Report:  August 2014

The fall colors are coming to life in Kingsbrooke.  By mid-October they will have reached their peak.  Fall is a wonderful season in Bristow.  Right now, however, we are going to focus on the last month of summer and what happened during that month in the Kingsbrooke single family home market.  For comparisons, we will look back to last month (July 2014) and last year (August 2013.)

Single Family Homes For Sale in Kingsbrooke, August 2014

When August came to a close, there were two more single family homes for sale in Kingsbrooke than there had been in July.  Not surprising during the most popular month for summer beach vacations.  The high list price was unchanged compared to last month, the low list price was down over 2.5%.  The average list price was up nearly 1% compared to last month, but down nearly 9% since last year.

Continuing the theme of August summer vacation month, there were also fewer Kingsbrooke single family homes under contract when compared to July.  The high list price at time of contract went down $1,000, or 2/10th of 1% compared to last month, but high marketing time was down about two weeks, or 25%.  The low list price at time of contract was unchanged compared to last month, but low marketing time was 233% longer, equating to two more weeks on the market.  The average list price at time of contract was up about 1/2% since last month and up nearly 3.5% compared to last year.  The average marketing time was 22% longer than it had been last month and 560% longer than it had been last year.

Single Family Homes Sold in Kingsbrooke, August 2014

Four single family homes in Kingsbrooke made it to settlement in August, which is one more than sold in July.  The high sold price was over 1% lower than last month and high marketing time was up 28%, which equates to two weeks longer.  The low sold price was down nearly 5.5% since last month and low marketing time went up 100%, or three days.  The average sold price went down 5% compared to last month, but was up 4% compared to this time last year.  The average marketing time went down by one day, or 4%, comapred to last month, but was 175% longer than it had been last year.
