No Time for Lukewarm Leads, if they are Not Ready Then Neither am I

No Time for Lukewarm Leads, if they are Not Ready Then Neither am I.
Rick Snow asks us in this months challenge to talk about what we offer to entice prospects to send us their digits, to fill out the forms so that we will have a pile of prospects to spend time tracking down.
For us the answer it nothing, I don’t have time to irritate my future clients with forms and stuff like that and I certainly do not have time to get a bunch of names and numbers from uninterested parties who just wanted to explore my site.
I think that it is much more important to provide a wealth of information on why they need us, show that we are the experts.
Then wait for them to be convinced that they need an expert, that we are the experts and get curious as to how we can help them.
When this is accomplished they will call or email to ask more questions or set up an appointment.
Life is much better dealing with people who are done window shopping and ready to get started.

Bob,  it is good to work with willing,  ready and able  clients  for sure.

Bob, I agree in principal with you...it is easier to deal with ready, willing and able buyers...at the same time I have worked my butt off with a Seller for 9 months before I got the listing keep in mind it is a huge listing in the $20million plus range... and my last sale was $4.6m and I worked on and off with the buyers for about 1.5 years...Endre

Hey Bob Crane

I hear where you are coming from, but sometimes we do have to tell the client what to do.  Whether it be educating them or helping to relieve the stress of the process, some of them have to be told what to do to get to their destination.

Best of GREAT success to you always sir!

Good morning Bob. The truth is, it wastes too much time and energy to attempt to work with someone that isn't ready. If I lose someone like that, I see it as, "I can't lose something that I didn't have".

Bob - I'm so with you and I prefer that customers self select.  We found that chasing after leads was a waste of time.

Bob.  Your response may start a trend.   Most know the importance of keeping the pipeline full.  Most also know the importance of moving the "ready" to the front of that group.  Make it a great day.  Mark

Good morning Bob,

You have got a very valid point. With those not ready I "incubate them". Keep enough touches so they remember me..add them to my e-newsletter I send once a month and  a few other snail mail touches. I've found when they are ready they still call me..little effort but great returns.

Chasing leads is never fun, but will sometimes pay off.  I definitely prefer getting a lead that is ready to act.

Hi Bob - We're in complete agreement with you on this. The decision to engage is always the client's - providing excellent reasons for them to want that is our job.

I like how you think Bob. I really don't have time for luke warm leads either. I would much rather spend the time visiting and talking with folks that I know.
