Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the low $300,000’s to the mid $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

 

Active Listings in Canyon Creek

As of October 1, 2014 the inventory in Canyon Creek shows 5 resale homes on the market. There is less than a month’s supply of inventory thus Canyon Creek enjoys a true seller’s market. If you are thinking of selling in Canyon Creek fall is an excellent time to list your home. If you are priced and staged well your home will be attractive to buyers and receive offers for possession before the holidays. Pending Sales in Canyon Creek

There are currently 9 pending resale homes in Canyon Creek. This demonstrates buyers are making offers but these homes have been on the market during most of the summer and many properties reduced their price to obtain offers. Buyers resisted the increased prices as the rush to buy ebbed due to the shortage of quality inventory and an alarming increase in the price per square foot. Canyon Creek sellers who price their homes to current market conditions will benefit from the opportunity to sell.

 

Homes Sales in September 2014

There were only 3 closed resale home sales in Canyon Creek Subdivision in September 2014.  These homes enjoyed a 98.6% list to sell ratio! The homes stayed on market longer than in September of 2013. The sold price was down 4% from September 2013.  In September buyers purchased 63% fewer homes than September of 2013. The rush to buy ebbed due to a shortage of quality inventory and an alarming increase in the price per square foot. Buyers opted to purchase smaller homes maxed out with upgrades at a premium price but keeping their price point lower. The frantic pace of the spring 2014 market jaded some buyers pushing them to rentals. The natural slowdown of the summer months was exacerbated by the lack of quality listings. Looking at the Pending Properties pricing has been weaker versus their absolute high level in the spring. Expect inventory to increase for a good fall market. Many buyers moving to Austin are in need of housing.

 

Canyon Creek Real Estate Summary

Bottom line: The current Canyon Creek real estate market exists with a slower more controlled pace with an increasing inventory compared to the spring market. Appraisers are now finding it easier to make value due to recent sold data. Handling the demand, number of offers and dialogue with appraisers requires a seasoned professional like me with systems and processes in place to obtain fairly, the highest and best price for sellers. The demand continues to increase exponentially with the growth of the population of Austin. We have many listings coming on market and are carefully preparing them to meet the expectations of the buyers.
