Virtual tours for listings and the benefits for Atlanta Metro Realtors and Brokers

There are many realtors in the Atlanta metropolitan area that have listings of homes that have been sitting on the market for more than 60 days. Virtual tours and professional still photographs can help realtors sell there homes in a shorter amount of time than not have professional marketing. Prices are affordable for realtors while increasing profits on sales. Lets face it traffic in the metropolitan area is getting worst each year, and after being in traffic all week protential buyers would love to have the technology at a mouse click away to see properties realtors have listed and call to make an appointment to view the house in person because that have seen the property and think this may be the house I have been looking for without all the driving. Gas prices are on the rise, and giving protential buyers a tour of realtor listings will help your sales increase. We live in a technological society now, and having an advantage to serve these needs will help realtors sell more homes in a shorter period of time.

Virtual tours can be done for prices starting from $150 to $300 for residential properties and it includes 20 stills photographs or more depending all on which packages are purchased.

Atlanta 360 Tours just have been launched in the metropolitan Atlanta area as of April 1, 2008 and they service all the counties in and around the state of Georgia. Their state of the art website will be up and running by April 7, 2008. The listings include a backoffice component for realtor and brokers to list the properties and have it linked from there own website to their virtual tour or still photo slideshow. For an extra $30 you can have it listed on www.realtor.com for other realtors to see. The website is http://www.atlanta360tour.com. Atlanta 360 Tours also provide CD-ROM marketing, video presentations of listings and will do video for realtors to market themselves.

With a little know how, agents can do there on virtual tours just by downloading off microsft's website Photo Story 3 and creating a great tour and then upload it to You Tube or any desired site they wish too as well as email it to family, friends, and your database of clients.

That is true but other agents will not see the listings and if you are selling high end or commercial real estate a professional apperance will help you a great deal on closing deals that list for $600K - $10Mil or more. Having a posting on realtor.com gives other agents that have buyers looking for a particular home exposure to seeing the listing. You tube and other cheap short cuts is the difference between succcessful agents and not so successful agents. Professionalism and presentation produces increased revenue.

By the way, I work with Buyers only and we all agree: Nice, Professional Still shots are more pleasing to look at than spinning virtual tours. We want to determine whether or not we want to go to a home. It amazes me how many listings don't even have a full set of still shots. Our MLS allows for 12 still shots for every listing for free. It seems that there are a good 1/3 of listings that have either 1 or 0 photos. Many others only have 3 or 4, and some of those are sometimes the same shot from different angles.

Even when I click through to look at the virtual tour sites, I am looking for the slide show of still shots. They are often larger and higher quality than the MLS photos. I rarely go to the spinning photos. The only spinning one I will look at usually is the one of the neighborhood, but with Google Street View now live in our area, I use that instead. You can actually "drive" the neighborhood and check it out.

Summary: If you create virtual tours, make sure you have a healthy smattering of still photos as well.
