Does a SMOKE FREE home Help a Sale?

Why did a husband banish his wife to the cold outside? SO she would not smoke inside the home. Mr. Home Owner had asked years ago if a "Smoke Free" Home would help with it's sale. He knew they would be there for 5 years or less and be moving on, so everything he did was to make sure the home sale would be a an easy process.

 

The wife thought it was a "crock of Bananas" but was not giving it up, she went outside so not to smoke in front of her kids.

 

Is there any truth that a "Smoke Free" home will help the sale?

 

In my opinion it sure will help the sale. There is no down side. Some Buyers will request that their Buyer agent not show them any home where smokers live. If this had been a smoking home, it would be off some Buyers lists before they even start. In other scenarios I have had buyers walk out of homes that smelled like an ashtray.

 

All Home Owners may not go to the extent this one did with planning their sales 5 years previous, but nothing sells better than a clean home that smells good.

I sold them that home 5 years ago to them and when they called saying they could not think of using any other agent, I was humbled. I did remember that conversation 5 years ago and they remembered me for treating them so well.

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Steve we recently had a buyer who got quotes on a smoke drenched home that was in their perfect location and price was right. But then the costs were not only ripping out all carpets, but washing the walls, ceiling and repainting the surfaces that would seal it in and that the stain would not come through. It was quite costly. July looking at the yellow squares where the pictures hung on the blackened walls.

It depends....we had a listing that the sellers never smoked in the home, but the home reeked! If they are chain smokers then the odor travels with them back into the house...or if they smoke the really cheap/strong brands.

We had people open the door, take a breath and turn around right then.

Absolutely a home that smells is more difficult to sell no mater whether it is smoke, pets, certain foods etc. I have a clean air device that scrubs the air that I use in listings

No doubt about it Scott. We had a seller who smoked outside on her patio, and even there the smoke smell was noticed!
