HouseValues.com vs Trulia Seller Leads

 

Is there a quality difference between HouseValues.com and Trulia Seller leads? I cannot say I have fully tried HouseValues.com leads, because when I tried them I was not in the right mindset. I was more focused on buyers leads at the time vs now I am a listing agent. Before I reinvest into either of them I want to know if they are a good to great lead source for online listings.

I know my Trulia leads are telling me 80% of the time they did not request me to contact them. I work them hard like maybe your spouse, etc. Prior to even calling them back I check tax records, and they are the owner, with all of their info and say they did not call.

Trulia seller leads are terrible.  The problem that I found out was that people are signing up for an automatic valuation report on the website, and beneath they have to check a little box that says they "may" be contacted by a local agent.  In other words if Turlia can sell the lead to an agent, they will, otherwise these people will just receive an automated valuation, which would be useless and nothing they didn't already know.  What ends up happening is, you (the agent) contacts the prospective seller and they really had no idea they were going to be contacted by an agent because they haphazardly checked the box that said an agent may contact them (does anyone really read those disclaimers?). In the end, the lead is not warm, and you'd be better off knocking on doors. FWIW, I checked out the Housevalues website, and they appear to use a similar tactic.
