1- Existing tenants are preferred. If property isn't leased, we need hard rent figures for comparable properties, within a mile.
2- Property must be 1-4 units (no dingbats or muti-family). Condos are acceptable if complex has more than 20 units. The investor will pull apart the association budget and read the meeting minutes, looking for financial stability and potentially large assessments.
3- If in Arizona, Maricopa County is preferred. Property built after 1992.
4- If in California, Ventura, LA, Orange, or San Diego counties. Property can be any age.
5- Investor is looking for cash-flow but is willing to increase down payment to achieve it.
6- We're looking for properties that are 25% off the high (2005-2006). Please be prepared to show comps, from 2005-6, that demonstrate the value as 25% higher than existing offer price.
