Listings in Academy District 20 are at 689 active listings, this is an increase of 9% over one year ago. Pending sales remain about the same from one year ago and down 19% from August. Sales are up 26% from one year ago and down 6% from August. The pending ratio is down to 23%. The pending ratio represents the supply and demand of the market, the higher the ratio, the greater the demand. A low ratio indicates more supply than demand. We are seeing that with the winter months around the corner, demand is decreasing and supply is starting to increase. This is normal, however, with the 2010 loan modifications resetting in 2015, we anticipate an increase in supply and possibly an increase in short sales.
The average sales price to list price ratio remains strong at 98.2%, indicating that sellers are not having to negotiate much on their sales price.
Average sales price dropped slightly by 2.5% from August to $319,930 which is down 2.4% from one year ago and median sales price is down about 5% to $289,900.
Average days on market for Academy School District 20 was 97 with inventory at 4.7 months.
