How Do I Look?

 

c164807_s.jpgYears ago while attending a seminar, a keynote speaker was giving a talk on grooming and dressing appropriately. She stressed that while one didn’t necessarily require expensive clothes, the clothes that you did have, absolutely needed to be spotless and ironed. (Coordinated would be a bonus).

What works for me on a day to day basis is wearing the same outfit always.
(That sounded not quite right; what I meant to say is…)

 

I have 3 blue blazers, (all identical), 7 pairs of Grey slacks, (all identical), 3 pairs of expensive black slip-on shoes, (all identical) and 9 light Grey shirts with my company’s logo stitched on the breast pocket. (Yes, you guessed it-all identical). This is set off with a burgundy tie. (I have 7 of those-again, all identical). You get the idea; I don’t have to think about what I’m going to wear that day. Oh, and the slip-on shoes are essential if you’re previewing or showing  a lot of homes. The expensive part reflects well-fitted shoes with good support. (I spend a lot of time on my feet).

salesman.jpgThis outfit works whether I’m selling a condo or a million dollar property. It looks professional and I’ve had many positive comments on it.

I vary this a little when I’m showing or selling acreages or farms. What works here for me is good quality boot-cut denims, western boots, the same embroidered shirt and a Harris tweed jacket. (No tie). I never, under any circumstances, wear running shoes, flip-flops or sandals if I’m any where near doing real estate business.

 

Monday morning I have a standing appointment to have my car detailed. While that’s being done I get a “tune-up” on my hair and a manicure. Believe me, this pays off. People notice a dirty car, scuffed shoes, scruffy hair that needs a trim and nails. When signing contracts or going over paperwork, clients are looking at your nails all the time.



salesman in shorts.jpgHaving said all that, we have one guy in the industry here who writes million dollar deals while wearing shorts and sandals. Go figure.

Be presentable, smell good or not at all, smile. But how your marketing looks, that is where I would be a clothes horse. Clean car, nice slip on shoes, haircut, I'm with you there.

In terms of the same outfits I see where it could benefit someone but it's just not for me. Cloudy days, sunny days, rainy days, windy days, time of year, all influences what I'm wearing that day.

What works for one individual will not work for others in different markets. I was not selling real estate when I had my picture taken with my dog, Beau.

Beau comes with me anytime I am showing land. He sometimes gets to chase some deer, antelope or wild burros while we are out. He rode with us in my SUV for the last few days while I showed cabins and a few homes here in Prescott. I am sure that would not be acceptable in most markets.

Keeping my car clean is a real challenge because I drive on dirt roads almost every week.

Perhaps I should get another photo of me in more-appropriate real estate attire. Boots, jeans and a cowboy hat would be accepted here.

Hi Fred. I believe we should always present a clean look. Sometimes I dress up and sometimes down. Depends on who I'm working with and where we are showing homes.

For me it depends on the client.  If it's someone I've worked with for years they don't mind if I happen to be wearing athletic shoes.  I am going to start dressing up again for the closing table.  When I started I made sure to wear a suit to every closing.  Haven't done that in a while.

Appearance counts.  If you are representing someone's most expensive and important asset or representing a buyer in the purchase of one, they expect you to look professional.  Whatever is practical in your market....sounds like you are very meticulous about it and it pays off for you.  Good job!

Fred- I was laughing at your phrase about one guy in shorts. I once was at a time share resort. And there was a line of agents, all dressed up and with ties... And one guy, who looked so out of place, in shorts, in flip flops... They told me that he is the best...

Turned out those New Yorkers are tired of allthis stuff there at home, and for Florida their idea is shorts and flip flops, and they envied this guy...

Go figure.

And when I look at my stuff, I do not have a single tie, not a single jacket... Yes, i do have a few shorts, and a few flip flops. And, of course, T-shirts... And I am fine with that. :)

Awesome post there Fred.
And just to add the cherry to the cake, you need to have an up to date and more advanced and branded phone in your hand, something like the I phone 6 and most of your saying has an evidence attached to it.
I work in the sales team of a real estate company in Zirakpur in Punjab in a company called MTZirakpur and the owners are not very much stringent on a particular dress code, however I always make it a point that I am well dressed in a particular manner much similar to what you demonstrated while showing the clients our various 2, 3, or 4 BHK flats or apartments and have a relatively higher conversion rate of deals. And of course gives the bonus every time.
Hey, the last part of man clicking a billion dollar deal in floaters and shorts is making me laugh in the middle of the night. I need to think about the same tomorrow. :)

Location, Location, Location...Personality times 3...what works in one part of the country with a particular agent style is what works.  Sure first impressions count but if you look good but have not knowledge behind it - believe me you won't last with a knowledgeable client unless they want to date you.

You don't have to be a fashionista. I agree with you though, you have to look presentable and spotless. After all, you want them to remember what you're selling, and not your dirty finger nails or the fact that you look like you smell. :)

I always wonder about this because I was taught to dress up to the most dressed up person in the room, but today's buyers never dress up. I showed a couple some million dollar homes this weekend and she was wearing workout clothes!

What you wear also speaks to you and how you feel about yourself.

If you dress well, you feel well; that's a whole different person than if you are out in sweats & sandals.  At least for you, and for most of us.
