While searching on the internet, I happened to see Realtrends list of America's Best Real Estate Agents.  In creating this list, they used only one metric - number of sales - to determine the 'best' real estate agents in the country.  Now that I have been an agent for many years in Las Vegas, I realized that while production level is a good metric, it isn't always a great indicator by itself.  In fact, sometimes, the top guys
really suck.  

How can this be?

One way is that they just grow too fast.  I know of one agent that had a fairly popular weekly radio show.  The guy sounded like he knew his stuff.  However, he grew too fast and became overwhelmed.  Things got so bad in this case that his broker ended up taking over all of his files because of so many complaints.  What made it even worse was the fact that the agent specialized in short sales.

People ended up suffering even more because they chose this particular agent.  They got a false sense of security when they assumed that this agent was great, just because he was on the radio.  It was a bad assumption.

Any Other Examples?

Also, many of the top agents have built teams around them.  That is one way that they can reach such a high number of sales.  However, that doesn't always mean that everyone on the team is good.  Sometimes, you may get handed off to a new agent that just got their license and joined the team.
 
On the really good teams, this doesn't matter because the training and expectations of the team are so exceptional that you really do get all the benefits of having a strong team around you.  Ben Kinney's Bellingham Real Estate Team in Washington comes to mind as one of the best examples of this.

On the really bad teams, however,  you could be worse off and not even know it.  This is because you may think your getting great representation thanks to the name recognition of the team, but you might really be getting a hot mess.  When it comes to listings, these guys just follow the 3 p's (put it in the MLS, put up a sign and pray to the East).  This is not a formula for success.  These are the teams that have been around for a while and are just riding on their name recognition.

The next question should be 'how can we find a great real estate agent'.  I wrote about that in  another blog here.  Hopefully, this will help better protect you from having a bad experience.

In furniture sales, sometimes the top producers are sharks, just there to make a buck, don't care about the customers or customer service, just what goes into their pockets.  Great post Jimmy.

Jimmy: Great post and all so true. The metrics are what needs to be evaluated. Is it based on number of homes sold, total dollars, numbers of days on the market? There are so many factors to consider when deciding who deserves the accolades.

Great post and I agree 100%. Ok, maybe you don't want the person who does one sale a year but I'd also be wary of the person who claims to do 1,000.

Great point about teams.   When I go on listing appointments I always let the seller know at although I have team members helping me I will always be the one they deal with, not another agent like with other teams.  This always is a real winning advantage.
