It was not too long ago there was an over abundance of home loans to choose from and all you had to do was pick your property. If your credit wasn't too bad, chances were that you would be able to close your home purchase or your refinance loan transaction. 

Today there needs to be alot of planning and forethought on preparation for a loan transaction, to make sure that the client will obtain the best loan program available. After this mortgage meltdown, we seem to be reconfiguring our lending system and it will be to our benefit and the American dream of owning a home will not be a thing of the past but the present for first time homebuyers!

I agree the meltdown along with the licensing standards has seemed to weed out many of the questionable, no call, no results lenders around here. It can only get better now.

Martin, market corrections are good for weeding out the opportunistic companies and the incapable ones.

Funding is still an issue. Good people have bad things happen. Now we pull them from that ownership dream.
