How to prepare for the Fall & Winter Real Estate market

Should I bother to List my home in the Winter? Here in NH winter usually does mean an overall slow down in sales. However it could be the best time of year to sell. There is less homes for sales as competition and Buyers looking in the winter, are serious usually ready to buy on the spot when they see what they want.

 

This is my entry into Active Rain's contest "How do I prepare my business for Fall and Winter." Last year was my best winter market in 29 years of Real Estate. Weather is a big part of it and so is the ultra low interest rates that could come to an end by spring.

 

For me the best way to attract Buyers is to get more listings. Reaching out to home owners who may think they HAVE to wait to spring is a big part of it,. Many are very happy with hearing the benefits of listing now and list their homes.  The second way I am building my listing inventory is to reach out to the Banks who have seen a slight increase in Foreclosures. Many homes that have sat empty need to be listed and sold. Most of these homes need so much work they are only sold to cash buyers who will buy, fix and re-list the home for an opportunity for a new family to purchase an affordable home.

Many sellers who listed during summer whos homes have not sold will expire during winter. Many are discouraged wanting to take the homes off the market. my last goal is to reach them to let them know, How well a home sale goes directly relates to how good your agent is. Having the best Listing Agent or the best buyer agent is one of the best ways to be assured you are being taken care of when Buying or Selling a home.  

 

 

If you are Buying or Selling a home, you need an agent who will work with you, look out for you and guide you through each step of the Buying and Selling process. Buyers and Sellers should know that they have a choice of agents. Use your choice to hire the BEST agent in your area, and know that bigger is not better.

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.   

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. John We do see a slow down over all but homes do sell and buyers are buying. Thise buyers are serious and often act fast.

Larry and Sheila now is a great time becuase there is a hsortage of homes for sale, in most cases it means a quicker sale when priced right. On teh bank side it is still very busy. There is not a flood of them so they are not affetcing value in a bad way
