Month of Sept. 2014 – After a dismal August, September has rebounded and made up some lost ground. Units sold jumped to 40 compared to just 28 one year ago, a 43% increase. Selling prices have increased across the board with the average home in Sun City TX selling for $273.4k, 11.2% more than last year. Looking ahead to October, there are 31 re-sale homes currently contingent or under contract/pending, compared to last year’s 30 sales in October 2013, so Oct. 2014 will be comparable to last year in unit sales volume.
Year-To-Date Sept. 2014 – Sales prices for the year are up 19.3% on average compared to prior year. Increases on a cost per square foot basis are slightly lower in comparison up 16.4% (see 13 mo. rolling total report). Unit volume of 268 sales remains well behind last year’s volume of 366, a 27% shortfall. Current inventory is also lower than previous months with just 67 re-sale homes available. With only 2.2 months of inventory available, this will put pressure on sales prices to escalate.
