My buyers are canceling, your sellers should be thanking them

Some sellers are just not ready to sell but they list their home for sale anyway, only to play catch up with things that should have been done.

When the buyer client decides to cancel, the seller should be thanking them for so many reasons:

  • "Thanks for providing a free copy of your home inspection report, so I know what needs fixing, and should have done already."
  • "Thanks for opening escrow so I can order the survey which should have already been done."
  • "Thanks for making me take care of outstanding easement agreements with neighbors, which should have been done ages ago."
  • "Thanks for reminding me that the deed for my newly subdivided property isn't ready and now it's getting done."
  • "Thanks for pointing out that the building has termites so I can take care of that."
  • "Thanks for encouraging me to give the tenants notice so the home is vacant and clean."
  • "Thanks for bringing up those old child support liens on the prelim report, that should have been wiped off years ago."
  • "Thanks for letting me know my property manager has been doing a poor job, so I can fire them."
  • "Thanks for insisting that I pay all overdue HOA fees and property taxes, which should have been paid by now."
  • "Thanks for helping me get a realistic grip on pricing, so I can lower it to attract more buyers."
  • "Thanks for helping me get the property ready for a quick and smooth sale to the next buyer!"

Aloha Georgie,

Yuck, sorry you had to go through that mess. I always suggest if a home is over 7 years old to have an inpection done before putting it on the market.

People get a little deluded when they see a rusted Quonset hut sell for several million dollars in Hawaii and think, oh I can sell my defered mainanence, unpermitted DYI "improved", termite infested tear down for asking price. The originally permitted 2 bedroom, 1 bath evolves into a rambling unpermitted single wall constructed 5 bedroom 2 and 1/3 bath just waiting to be blown away in the next tropical depression. The seller thinks shoots brah, it's Hawaii.

Unfortunely for your seller, without the beach frontage or specific address people are actually looking for a habitable structure on the property they intend to buy with legal title, no leans, with inspected and functioning utilities.

Thanks for your comments. I'm just saying that these are things sellers should be doing before listing. Not all of this happened at once, but each thing has happened on different occassions, and my buyers have cancelled because they wanted to move forward but these things got in the way.

Georgie, it is very frustrating to have the buyer and spend money on an inspection report and maybe an appraisal and have the seller refuse to work to correct safety or material defects.  Some sellers just don't get it what they need to do to have their house sell at the highest price possible.

Georgie- this is so true and funny!  I have had seller that refuse to do anything and end up doing it all anyway- and they accept a lower offer than they would have received if they had listen to me from the beginning...
