Client Distrust or Agent Inability - You Decide

Lead GenerationLead generation for an agent comes in all shapes and sizes. For the agent only a handful ever actually turn into a client. A client being a homeowner or buyer who is ready, willing and able to work with a professional real estate agent. It is not uncommon to meet Joe Blow or Mickey Mouse and amazing how many of them are in our populace. They must be at the top of the list for most popular names.

The Internet has afforded the general public the ability to find out a great deal of information concerning their home's value. Others prefer to get the information from a reliable source. That being said the most reliable source is the local real estate professional you have chosen to work with you. The majority of the agents I know are diligent in preparing home values aka comparative market values. So you can imagine how eye-opening it is to see a client of another agent out there on the Internet looking for their home value from another source.

I have seen this incidence a couple of times lately in recent months. It seems odd to me that someone who has already listed their home for sale with one agent would be on the Internet looking for another valuation. What is the deal?

Do you not trust that the agent you signed a contract with is capable of rendering valuable information? After all, the agent has access to the local MILS, Multiple Listing Service not the Internet. Or are clients just distrusting? If so, why would you sign a contract with someone you distrust. It really makes no sense.

The incidence I encountered today has me wondering. I know the agent who has the listing. That agent is a knowledgeable and sought-out professional who does their job well. So why would the client jump on the Internet to request a home value from the Internet which generated a lead sent to me another real estate agent working diligently to make a decent living? I don't know - you decide.

Internet leads are a crazy thing -- I had a few recently where they put their last name as "about the house."  Um, I'm pretty sure that's not their last name!

Someone who has their home on the market and then is checking the market in their area might just want to see what the competition looks like.  If they specifically ask for a home valuation, I'd think perhaps they don't trust their agent.

IMHO, <Sarcasm> because some people know more than their doctor does about illness, would defend themselves in court, and CERTAINLY know more about finding out the value of their home than their real estate agent. DUH! </Sarcasm>
