In over twenty-five years of selling real estate, most clients with whom I’ve worked with tell me during they want a large lot. The vast majority of them end up purchasing a house on a lot that is smaller than what they originally wanted, and yet they are very happy with their purchase.

Some buyers compromise and purchase a newer home with a small lot because newer amenities are more important to them. Others find a house, townhouse or condo that they love, with a smaller lot but still has some degree of privacy from neighbors.

86% of Californians polled said that privacy from neighbors is important. So how can we get privacy with neighbors all around us? The answer is THINK GREEN. Plants & trees can create privacy. Trees that are evergreen along a fence line can not only create privacy, but also block wind and create wonderful shade on hot summer days. One of my favorites is Queen Palms.

For property with small yards, a way to raise a fence for greater privacy is to install lattice on top. Another beautiful look is a fence covered with green vines climbing a wire mesh attached to the fence. With the right vines, you can achieve great privacy in about a year.
