BUYER WAITING FOR A NEW HOME? 
JUST BRING THEM HOME UNTIL THEIR NEW HOME IS READY.

ABOVE AND BEYOND?  It never felt that way to me.  When I have a home buyer waiting for a new home to be built, the question of where they will live until their new home is finished and delivered.

The solution is easy.  I just bring them home.   I have the room.  My only "rules" are:  Don't try to feed me and don't let the children eat on the upholstered furniture in the Family Room.

The family below purchased a lovely new home in Round Hill.  It was a to-be-built by KHovanian, one of my favorite builders.   Why a favorite builder, Lenn?  Because, with this builder, at the pre-settlement walk through, the "Punch List" is likely to be a blank page.  When this builder delivers a home, it's likely to be  finished.  That's what I call a good builder. 

After this family relocating from England had signed the Contract of Sale, they were ready to find lodging until their new home was ready for occupancy.  Rentals were very tight and we wanted to find something in the same public school district where the 11 year old would be attending in their new home.  We found a rental in the school district but the lease was only for 10 months.  So, at the end of 10 months, with about 4 months to go with construction of their new home, they were faced with very expensive executive lodging/motel or, just come to Lenn's house.

That is how these things happen.   So, Mom, Dad and an 18 month old and an eleven year old came to my house. 

HOW TO ENTERTAIN MY VISITORS.  Since I visit Franklin Park in Purcellville often, I took them with me a few times.  Franklin Park offers a wonderful place to introduce children to the sport of fishing.  The fish are small but so were the fishermen.  I had the tackle so the only expense was a few night crawlers from the 7-11 nearby.

The two year old needed a little help from Mom and Dad.                                         

The 11 year old, however, learned to use a spinning rod quickly.  She's a natural.

Franklin Park in Purcellville, Virginia offers this wonderful lake for visitors.  The park also offers other fun things to do.  There is a swimming pool, a golf driving range, picnic areas with cover, tables and parking. 

Clearly my favorite is the lake and the likelihood of catching a fish or two. 

So, if this is ABOVE AND BEYOND, I think it qualifies.  For me, it was just helping a family find their new home.

Lenn, that is something that very few if any Realtor/Agent would be willing to do, and you are a special person to open up your home to a Buyer like that.  It is above and beyond, but it is the Lenn Harley I have come to know :)

It's really nothing to "brag about".  I have the room.  When I built my home, I knew I'd have family and clients who needed a short stay somewhere.

One gentleman was here for six months while his home in Georgia sold.

Lenn - holy cow - why is it always the most obvious can seem to be so hard to find! I currently have the exact situation with my first time home buyers. I'm guessing you have an understanding husband that allows your creative home sharing and these kids have a dog and a 3 month old baby but I might just give this a try! Thanks for the challenge!

Susan.  I've been a widow for many years.  I call my own shots. 

Actually, I didn't mind the 18 month at all but I wouldn't have pets.  The folks are O.K., but I no pets.  Too much risk of them leaving fleas behind. 

I've seen that in vacant homes with relocating sellers.

I don't share space well...the only way I could do this would be if I had like an in-law separate quarters.  They are very lucky to have your hospitality.

Lenn - that is way above and beyond what my family would allow me to do, but I think I would also enjoy giving that way.    Good for you for  giving them a great spot to wait for their house to be ready!

Lenn, that is putting yourself out there but as you write on occasion you have a big house that you can't sell just yet, so why not make it a selective bed and breakfast?

Ed.  Indeed.  That 7-11 is just blocks from the lake entrance.  They have a refrigerator with cartons of night crawlers and blood worms for sale.

This is definitely going above and beyond, Lenn.  Well done.  I don't quite have the facilities to do that, and I'm such a quirky person with OCD that I probably couldn't handle having somebody stay with me.  Just ask my wife!  (Totally kidding about the last part)

Lenn, I found this post through your comment on Ranee Bray's post.  I cannot tell you how many times I have thought about letting clients stay in my home. Moving is stressful for buyers and sellers.  Completion of new builds and lender delays often create the need for temporary housing that is affordable and accommodates children and pets. You are a special lady who goes above and beyond!
