The Mobile County and Baldwin County MLS Statistics and Trends have been calculated based on closed transactions in the month of March 2008. Starting this month, the stats will be presented by using the features found in Google docs. The tables and charts are sharper and the data seems to be better represented. Please let us know what you think of the new format.

There has been an increase of activity for the second straight month for both Mobile and Baldwin County but the activity levels are down from the same period last year. In Mobile County the 346 sold transactions represents a 25% decrease. In Baldwin County the 155 sold transactions represents a 31% decrease. Over the past 18 months, there has been a trend of the home prices in Baldwin County going down and the prices of homes in Mobile County have been rising. There is still a $53,000 difference in median price but that number was $20,000 higher in July of 2006. The inventory levels in the two counties have slowly reached the same levels. There is a larger population in Mobile County so that should be more homes for sale there. The inventory levels in Baldwin County have stabilized but there are a number of new builder spec homes available for purchase. The trend of available homes in Mobile has been on the rise for about 2 years when the inventory levels were just about depleted after Hurricane Katrina. The Days on Market field gives an analysis of average days it took to sell the listings. The numbers have been on the rise for both counties. In Mobile, the average number of days to sell is 84.
