Year to date home sales for Sedona/Cottonwood, Arizona continue to show a slight projected improvemnt in sales even as home values rise over last year. Northern Arizona continues to attract retirees due do a moderate climate, low taxes and the beautiful red rocks and Mingus Mountain.
Year over year comparisons are as follows for residential single family homes in Sedona and Cottonwood.
Sedona sold year to date, 313 homes, and 325 last year. The average home sold in Sedona last year was $614,400 and year to date the average has ticked up to $620,140. These figures do not include the Village of Oak Creek. The Village of Oak Creek homes average $376,044, an increase of 18% over last years home sale of $318,844.
Cottonwood sold last year, 354 homes and 298 year to date.The average home sold for $176,420 last year and year to date prices have risen to $196,831 an increase of 11%. Homes in both markets sell about 2-3% less than their list price.
The average number of days a home is on the market before a contract is accepted is 150 days. Homes under $200,000 average 87. Homes $700,000 and up well over 200 days on market.
Distressed home sales in the Verde Valley currently represent approximately 2% of all residences sold.
New developements are being started in the area, however, that being said, the growth is slow and steady.
