The Market is still Strong in Arapahoe County

 

The Real Estate market in Arapahoe county remains strong.  A lack of inventory and listings going under contract quickly, continue to fuel the market.  September 2014 saw a 22.3% reduction in Active listings even though there was a 9.4% increase in new listings.  A 19.6% increase in homes that went under contract  is why there so few homes available.  Homes are selling quickly, it is not uncommon for a well priced home to go under contract within 2-3 days and have had multiple offers.  The 21.8% change in days on market from 32 days on market in 2013 to 25 days on market in 2014 is the average between those homes that sell quickly, and the homes that are over priced and may stay on the market for 30-45 days.   I have heard buyers inquire why has this home been on the market for so long when a home has only been on the market for 14 days.  That is a result of our market.  It is termed a sellers market when the days on market is less than 6 months.  The average price year to date has increased 5.5%.  The Average price in Arapahoe County is now $300,434.
