Find out what is happening in the Woodbridge Virginia real estate market right now.  The market has shifted, and if you are considering buying a home in Woodbridge, your timing is ideal.

The spring and summer months were a sellers market in Woodbridge, with not enough inventory to meet demand, and bidding wars were common.

Autumn has arrived, and the market has slowed to a buyers market.  No more bidding wars, inventory is up, and buyers have choices.  Prices are holding steady, and sellers are not having to give away the farm to sell their houses, but they are being more flexible.

The typical spread between list price and SOLD price is 2.5%-3%.  You can negotiate a lower sales price, or you can negotiate terms.  Terms would be seller paid closing costs.

For example, it's common on sales where the buyer is using FHA or VA financing, it's common for the seller to pay all of the buyer's closing costs.  On a $450,000 house, that could add up to $13,500 cash the buyers can save at closing.  $13,500 can buy a lot of furniture and window treatments.

If you are buying with a conventional 5%, 10%, or 20% down payment home loan, you may also negotiate for the seller to pay your closing costs.  Or you may negotiate the price.  Or you may negotiate a combination of price and closing costs.

You'll find a lot of nearly new homes for sale; Homes that are 2-5 years old.  Those homes are better than brand new homes, because they already have shades, blinds, and window treatments.  They typically have decks or patios, depending on the grade of the land.  A new house doesn't have shades, blinds, a deck, or patio.
