I believe, in what we will achieve.
The collage market is great because the appreciation of property around universities is huge. I have several clients that have bought boarding house in University areas and it has paid off big.

Nova, thanks for the comment. I have heard nothing but positives to this market. With my son approaching college I am trying to pay for his education via student housing property near LSU. My luck he will go to Norta Dame or somewhere where I did not buy.

John, i have been doing rentals so long that i don't listen to others about groups of people. Those kids parents are on the hook for damages. Who is Burke Baker?

Buying a property for your student may not work for everyone.  My kids first lived in dorms and then they made friends and worked out their own deals to share various apartments and houses for the final three years.  By handling this themselves they were free from any strings from dad as far as where they lived and how they treated the property.  I understand the investment side, but it is not all about that.  I do agree that investing near colleges can work, but be prepared for  the damages from the wild parties and lack of cleaning, maintenance, etc.
