Princeville Kauai condo / house update for Oct 12th to Oct 18th

Aloha,

It’s overcast, windy and rainy in Princeviile Kauai today as tropical storm Ana passes by to the South. Thank goodness we dodged another bullet. It’s been relatively quiet here other than that, as it seems many of the visitors left for greener pastures. Despite the weather, there was one condo sale and three homes went into escrow. Take a look below:

New Listings:

Villas on the Prince 16 offers golf course, mountain and a peak of the ocean for $710K. This townhome sold from the developer for $467,580 in 3/02. This unit was listed from 6/08 to 5/09 for $970K.

Nihilani 10C just sold for $660K on 9/15/14 and is back on the market a month later at $699K. Go figure. Villas of Kamali’i 6 is priced at $780K since selling in 5/03 for $512,925. It was previously listed from 7/10 to 5/11 for $850K.

Sales:

Hanalei Bay Resort H23 yielded a nice profit for the seller who bought it for $483,280 as a bank sale in 7/10. It was listed for $675K and sold for $665K.

Expired:

After 272 market days, Puamana 22d expired while listed for $499,900. It sold in 6/98 for $48,500 as a leasehold property then converted to fees simple in 1/01 for $38,670.

Price Changes:

Hanalei Bay Villas 4 reduced from $650K to $629K and was purchased for $845K in 7/08. Ocean view Cliffs 5308 reduced from $669K to $649K. The last sale was in 2/04 as leasehold unit for $347,375, converting to fee simple in 2/04 for $117,810.

Pali Ke Kua 238 reduced from $699K to $679K. This ocean view unit was purchased on 4/2/13 for $559K. Pu’u Po’a 106 implemented a price increase, going from $1.095M to $1.130M. It sold from the developer for $189,500 in 9/86.

Now onto your Princeville Kauai single family home update, which, while pretty sparse, still managed to get three homes into escrow this week. There were no price changes and only one new listing.

New Listings:

4064 Kaahumanu is listed for $1.150M after selling as a REO for $479,900 in 8/11. This home is an active vacation rental.

Contingent:

4115 Kekuanaoa is now in escrow while listed for $699K. This single level home last sold for $600,250 in 6/08. It took only 13 days for 3886 Punahele to find a buyer while listed for $875K. This beautifully landscaped home was purchased for $925K in 11/06. After 162 market days, 4078 Liholiho found a buyer with a list price of $1.225M. The land for his home sold in 5/97 for $85K. The residence was built in 03.

Withdrawn:

Under construction, 5136 Napookala was withdrawn from the market with a price of $1.599. The land was purchased in 4/14 for $430K.

The last few weeks I’ve been discussing Condo and Homeeowner’s Associations and and the bylaws / house rules etc. that come with both. You should also know that within the Princeville at Hanalei Community Association, (PHCA) there are two other Homeowner’s Associations; the Sunset Drive and Mili Makani Community Associations. While the governing documents of these Associations are generally aligned with those of the PHCA, you may need to get approval from BOTH Associations before proceeding with activities like painting, landscaping etc.

Be a good neighbor and make sure you understand what association(s) governs your property. If you are unsure of this, just give the PHCA your address and I’m sure they can tell you. If you are purchasing, ask your agent. You should always be informed before buying or selling. Questions? Text or email me for a speedy response.
